About:

Leland Torrence Enterprises, established in 1978, has grown into a comprehensive construction company with a focus on residential restoration. We pride ourselves on bringing archiects and designers ideas into fruition in the most efficient way possible. Originally centered on general contracting and real estate development, we proudly restored 23 historic residences in the Fair Haven Historic District and completed preservation projects across the greater New Haven area. On top of large scale remodels we also take pride in smaller projects consisting of decks, porticos, and kitchen & bathroom remodels.

Our expertise lies in the restoration of historic and landmark residential properties, reflecting our unwavering commitment to preserving architectural heritage. Whether it's reviving residential homes or iconic structures, we specialize in returning historical properties to their former splendor, ensuring they remain enduring symbols of our cultural legacy.

With steadfast dedication to excellence and a proven track record, we lead the way in the restoration and preservation of cherished residential landmarks throughout Connecticut.

Pre-Construction:

Pre-Construction plays a vital role in both restoration and remodeling projects. As builders, we prioritize early involvement in a project, collaborating closely with architects/designers and homeowners/property owners to craft a comprehensive plan. This early engagement allows us to establish a budget upfront, guiding design decisions and project direction. Through exploratory demolitions, we address structural, mechanical, electrical, and plumbing concerns, laying the groundwork for detailed bid packages and scopes of work. Without this proactive approach, project planning can often rely on guesswork.

Moreover, the pre-construction phase serves as a crucial opportunity to manage expectations across all aspects of the project. By addressing as many questions and potential challenges as possible before entering into contracts, we mitigate the risk of unforeseen issues disrupting the project budget or timeline.

In the realm of historic restoration, striking a balance between preserving the integrity of the building's historic fabric and enhancing its energy performance poses a significant challenge. This is particularly evident in decisions regarding insulation and fenestration. Our goal is to retain the character of the original structure while optimizing its energy efficiency.

Once we've defined the scopes of work and compiled bid packages, we proceed to develop critical path schedules, cash flow projections, and contracts, ensuring clarity and accountability throughout the project lifecycle.

Construction:

Leland Torrence Enterprises, as a cost-plus residential builder, provides comprehensive building services with a transparent pricing structure. Unlike fixed-price contracts where the cost is predetermined, we charge for the actual costs incurred during the project, plus a pre-agreed-upon percentage or fee for our services. This approach offers our clients greater flexibility and visibility into project expenses, as we keep them informed of material costs, labor fees, and any additional expenditures. With our focus on collaboration and open communication, we work closely with clients to achieve their vision while effectively managing expenses, ensuring quality results within the agreed budget.

Closeout Process:

Closing out a residential construction project involves completing and handing over the renovated home to the client. This includes conducting a final walkthrough to ensure quality, addressing any issues, obtaining approvals, completing documentation, and finalizing financial matters. As the closeout date enters the horizon we create a detailed punch-list with the the goal of a smooth transition to occupancy. We take pride in leaving the homeowner with a fully functional and pleasing home on schedule. The closeout book provides detailed insights into the project's progression, contractors, milestones, and documentation, empowering homeowners to manage and maintain their home confidently.
